The Cayman Islands' Certificate of Permanent Residence for Persons of Independent Means is based on a substantial investment in developed real estate. At least KYD 2 million must have been paid into qualifying property, and applicants must show sufficient resources and adequate health insurance.

The official name needs an important qualification: under the rules effective May 1, 2026, new applicants receive an initial ten-year grant. Eligibility

The property investment must satisfy the current requirements:

Applicants need sufficient resources to support themselves and their dependents, appropriate health insurance, and satisfactory health and character checks. Financial statements, bank references, property records, and personal documents support the application. Do not substitute the separate 25-year route's income thresholds for this route's financial assessment.

The regulations cap grants at 250 per year. Meeting the financial threshold does not confirm approval or availability within that cap. Maintain the qualifying investment after approval.

What This Route Allows

New applicants under the May 2026 rules receive residence for ten years. They may apply for indefinite renewal in the final year; it is a further official decision, not an automatic change of status.

The certificate initially gives no right to work. A holder can seek a variation for specified occupations, subject to approval. Accompanying family members also need the appropriate approval and documentation.

What This Route Is Not

Buying property does not itself grant residence. Nor does the certificate immediately grant Caymanian status, British citizenship, or a British passport. Any later nationality application has separate residence, status, and other requirements; a ten-year certificate does not remove them.

British citizens also need the appropriate Cayman immigration status unless an exemption applies. British nationality and Caymanian status are different questions.

Next Steps

  1. Confirm the current application rules with Workforce Opportunities & Residency Cayman (WORC), including available quota and treatment of any earlier application or permission.
  2. Have the proposed property's title, development status, financing, and paid-up amount checked before committing to it for immigration purposes.
  3. Prepare the R42 application with property evidence, financial support records, insurance, and the required personal documents.
  4. Allow for substantial fees beyond the investment. The 2026 fee regulations list a KYD 500 application fee and KYD 200,000 issue fee for the principal applicant, plus dependent fees where applicable. Earlier forms may quote old fees.
  5. Confirm the conditions of the grant, ongoing reporting and investment obligations, and the deadline and evidence for indefinite renewal.
