San Marino's elective residence program lets eligible applicants apply to live there through a substantial investment. You can invest in a qualifying home for your household or in specified government securities or a public fund. The requirements and how long your money must remain invested depend on the option.

- Document the source of funds and resources to support the household
Summary
San Marino’s elective residence category offers a way to make the republic a home through a substantial qualifying investment. One option centers on a property for the applicant’s household; the other commits funds to the specified state securities or public fund. The choice affects both how the money is used and how long it must remain committed.
Eligibility
The home-purchase and financial-investment options have different requirements. The former is for a qualifying dwelling for the applicant or household. The latter is a non-interest-bearing commitment for ten years, with a separate €10,000 tax under the law, in addition to the application charge.
Foreign civil and criminal records, proof of resources and the origin of funds form part of the file. Qualifying relatives can request their own extension of the residence status; family fees should be checked before comparing total household costs.
More about this route
The program is decided case by case. A person can meet the published financial threshold and still need approval of the complete application, including the origin of the funds and the ability to support life in San Marino. The country’s location inside Italy does not turn its residence permit into an EU residence right.
-
Home or financial commitment Select the qualifying dwelling or prescribed financial option.
-
Option-specific conditions Check holding period, charges, and household arrangements.
-
Discretionary application Prepare source-of-funds, personal, housing, and support records.
Meeting a financial threshold does not guarantee approval; the options have different obligations.
What This Route Allows
Approval provides elective residence in San Marino. The law allows consolidation into ordinary registered residence after ten continuous years if the relevant conditions have been met. That later step is separate from nationality, which follows different rules.
What This Route Is Not
This is not citizenship by investment or permission to settle elsewhere in Europe. Before consolidation, public-sector employment and certain public benefits are restricted, and residents must arrange the required health-cost coverage. The financial option should not be described as an ordinary interest-paying bank deposit.
Next Steps
- Compare the property and financial options against the intended home and investment timeline.
- Prepare source-of-funds, personal, housing and household-support records.
- Seek the official approval before completing steps that depend on residence being granted.
