Summary

Foreign owners of qualifying property can seek temporary residence in Egypt for one, three, or five years, depending on the accepted property value. Immigration must accept the property's eligibility, legal ownership and payment evidence, and restrictions can depend on the land and location.

Confirm those points before relying on a seller's residence claim. The separate citizenship program has a different property threshold and conditions; an ordinary residence purchase does not become a citizenship application. Residence also does not provide permission to work.

Eligibility

Decision 977 of 2023 sets three property values and residence periods:

You must legally own a property that meets the immigration authority’s requirements. Restrictions can depend on the land or location. Check who owns the property, whether you can legally buy it, and what evidence will be accepted of its value and your payment.

Applying for residence as a property owner
  1. Confirm the property qualifies before buying Check its value, legal ownership, and any restrictions on your purchase.
  2. Prepare the accepted ownership and payment records Use the evidence required by the immigration authority.
  3. Apply for the appropriate residence period Follow ownership conditions and arrange renewal before expiry.

The USD $300,000 citizenship property option is a separate program with different rules.

What This Route Allows

If approved, you can live in Egypt temporarily for the period that matches the accepted property value. These residence periods are renewable, provided the renewal requirements are met. Check the ownership conditions and renewal documents for your application.

What This Route Is Not

Buying a property does not automatically grant residence, citizenship, or permission to work. A seller’s advertisement is not confirmation that a particular home qualifies.

Egypt’s citizenship program has a separate property option starting at USD $300,000, with different rules. A property purchase for this residence route does not become a citizenship application.

Next Steps

  1. Ask the immigration authority to confirm that the proposed property qualifies and which residence period its value can support.
  2. Verify legal ownership and any purchase restrictions before committing money.
  3. Gather the accepted ownership, value, and payment records and submit the residence application.
  4. Follow the ownership conditions and prepare renewal before the approved stay ends.
