Jersey High Value Residential Status
At a glance
Jersey's High Value Residency program can let approved applicants buy or rent a home under the island's housing rules. You must show how your finances and wider contribution would benefit Jersey. This approval covers housing status; anyone who also needs immigration permission must obtain it separately.
- Income
- Well above £1.25 million annually for at least ten years
- Tax contribution
- At least £250,000 a year
- Home purchase
- House over £3.5 million or apartment over £1.75 million
Summary
Jersey’s High Value Residency program is a housing-status approval for a person whose financial and wider contribution would benefit the island. It can make a Jersey home available under the local housing rules, but it is not an immigration visa. A person who needs immigration clearance must establish that separately.
-
Financial contribution Document sustainable income and the proposed benefit to Jersey.
-
Housing proposal Confirm the intended home meets local property requirements.
-
Separate immigration position Establish any immigration permission needed alongside the housing-status application.
High Value Residency approval is not itself an immigration visa.
Eligibility
Applications are assessed individually for their financial, social and economic benefit. The income must be sustainable over the required period, and the applicant’s proposed home must meet the property rules.
Immigration eligibility is a separate part of the relocation. British and Irish citizens have a different position from applicants who need permission under Jersey’s immigration rules, but both can still face the island’s housing controls.
More about this route
The financial expectations are substantial and continuing. The current policy looks for worldwide earnings well above £1.25 million a year, guaranteed for at least ten years, to support a minimum annual tax contribution of £250,000. Business experience, philanthropy and community involvement also help shape the discretionary assessment.
What This Route Allows
Approval provides the relevant entitled residential status under Jersey’s housing system, subject to its conditions. The associated income-tax framework and property rules apply to the approved household. It can support a relocation only alongside any immigration permission that person needs.
What This Route Is Not
This is not citizenship by investment, a golden visa or an automatic immigration route through buying an expensive home. The policy calls for earnings well above its stated income benchmark, rather than merely meeting it exactly. Housing approval does not itself settle work or immigration questions.
Next Steps
- Review sustainable income and the proposed contribution to the island.
- Establish the separate immigration position and the housing budget.
- Prepare the High Value Residency application with the required financial and personal evidence.
