Summary
Turks and Caicos has a Permanent Residence Certificate (PRC) route for a qualifying completed home investment with a Governor's Certificate of Undertaking. This undertaking is a conditional written commitment from the Governor to grant a PRC once a specified investment and other conditions are met; it is not the PRC itself. The government's route description lists at least USD $300,000 on Grand Turk, Salt Cay, South Caicos, Middle Caicos, or North Caicos, or USD $1 million on other islands. This PRC does not grant a right to work.
Eligibility
The government describes actual construction, purchase, or renovation of a distressed property as a home, at the applicable island threshold. Confirm that the particular project and expense qualify before relying on the headline amount. The application needs the Governor's undertaking, certificate of occupancy, valuations before and after the investment, and evidence of the completed qualifying spend. Police and medical certificates and character references are also listed.
A plan to buy or build is useful for exploring the route, but the published PRC test calls for an investment already made. Application and certificate fees are separate from the investment. The government also lists a different USD $1 million home-or-business investment category without an undertaking; do not treat the lower USD $300,000 threshold as available under that alternative.
What This Route Allows
An approved principal applicant can reside in Turks and Caicos without a fixed end date, subject to the certificate's conditions. Dependents may be endorsed if they qualify, but their endorsement does not itself permit work.
What This Route Is Not
This is not a work permit or an automatic route to Turks and Caicos Islander status, British Overseas Territories citizenship, or a British passport. Owning a home of the right market value alone does not establish the required project spend, undertaking, and official approval. A business-investment PRC has a different threshold and limited work permission.
