Summary
Anguilla offers a residence-only permanent-residence option through qualifying residential real estate. The current program page lists USD $750,000 for a family of up to four, plus USD $100,000 for each additional dependent. Owning any home at that price does not, by itself, grant residence.
Eligibility
The property and transaction must satisfy the current Residence by Investment rules. The Anguilla Economic Residence Act describes applications based on qualifying real estate and, for certain older acquisitions, a separate historical-property provision. Before relying on a planned or existing purchase, have the agency confirm which provision applies, whether the property is accepted, how its value is documented, and what agreement or ownership evidence it needs.
Applicants must be at least 18 under the Act and use an authorized agent. Financial records, a bank reference, health and police certificates, due-diligence checks, and fees form part of the application. Approval is a government decision; it can be conditional until the investment and other requirements are complete.
What This Route Allows
An approved applicant may receive permanent-residence documentation, with eligible dependents included subject to their own checks. The program describes no minimum presence requirement to maintain investor residence. The Act allows revocation if the qualifying real estate is sold within five years, so discuss any planned sale or change of ownership before acting.
What This Route Is Not
This option does not provide a local right to work. A residential purchase is also not a purchase of Anguillian status or British citizenship. Anguilla's business-property option has different work-rights terms, while the Capital Development Fund option is a contribution rather than a property asset.
Next Steps
- Ask Select Anguilla or an authorized agent whether the specific property and transaction qualify.
- Confirm the family-size threshold, independent valuation, ownership or binding-agreement evidence, and separate fees.
- Prepare source-of-funds, health, police, and identity documents.
- Apply before treating the property purchase as residence permission; retain the qualifying investment in line with the grant.
