Albania Residence for Property Owners

Albania Residency
Pathway overview

At a glance

Owning property in Albania can give you a way to live there. You need to own at least half of the property in your own name, keep that ownership, and show that you can cover your living costs.

Ownership needed
At least half of an Albanian property, held in your own name
Minimum investment
No published minimum purchase price
Living costs
Income meeting the minimum-wage rule or ALL 300,000 per person in an Albanian bank

Summary

Albania offers a residence option for people who own property there. The real estate must be held in the applicant’s own name, with ownership of at least half of it. There is no published minimum purchase price, but you still need the accepted income or bank funds to cover living costs.

The permit is usually renewed annually. Buying a home supports a residence application rather than guaranteeing approval, and it is a different route from a business investment with staffing commitments.

Could this pathway work for you?

Eligibility

You must already own the property. Full ownership or a share of at least one half can qualify. Renting, holding shares in a company, or planning a purchase does not meet this requirement. You will need an ownership certificate and a copy of the purchase contract certified by a notary.

You also need money for day-to-day life. You can show either:

Your property's value does not replace this proof of income or savings. Check the current minimum wage and make sure you can support everyone joining you. If you use the bank-deposit option, savings held only outside Albania do not meet it.

You also need a valid passport, a place to live and an address in Albania, health coverage, and an explanation of why you want to stay. You must be in the country legally when you apply. Depending on your nationality, you may need a long-stay visa first. Check which foreign documents need translation, official certification, or a recently issued copy.

Ownership and living funds are separate requirements
  1. Establish personal ownership Document full ownership or at least a half share in your own name.
  2. Prove support separately Use qualifying income or the prescribed Albanian-bank deposit; property value does not replace living funds.
  3. Complete the residence application Check entry requirements, file through e-Albania, and complete address and card steps.
  4. Keep the qualifying basis If approved Maintain ownership and finances and renew before expiry.

There is no published minimum purchase price for this route. Renting, company shares, or a planned purchase do not establish the required personal ownership.

What This Route Allows

The permit lets you live in Albania while you continue to meet the requirements. It usually lasts up to one year at first and can be renewed each year.

U.S. and Kosovo citizens have a general five-year first-permit rule. EU citizens have a separate residence-registration process. Confirm which rules apply to you and check the expiry date on the permit you receive.

You must keep your qualifying ownership. Selling the property or reducing your share below the required level can affect your right to renew.

What This Route Is Not

This route does not require the business investment and staffing commitments of business-investor residence.

Owning property does not automatically give you a permit, permanent residence, or citizenship. The permit also does not itself allow you to take a local job or move to another European country; those need their own permission.

Next Steps

  1. Have the title and your ownership share checked before relying on the property for residence.
  2. Confirm the visa requirements and when you should apply.
  3. Prepare your ownership papers, proof of income or savings, passport, housing details, and other requested documents.
  4. Apply through e-Albania and complete the address-registration and residence-card steps.
  5. Keep your ownership and finances in order, and apply for renewal before the permit expires.
